PET POLICY

At Orchard Corners, we welcome your furry friends! We allow up to two pets per apartment with no weight limit, so you can bring your pets of any size. However, we do have restrictions on stereotypical aggressive breeds. Please review our breed restrictions to ensure your pet meets the requirements. We’re committed to creating a pet-friendly environment while maintaining a safe and comfortable living space for all residents.

GUEST POLICY

At Orchard Corners, we’re happy to accommodate your guests! Guests are welcome to stay up to three consecutive days per month. Please be mindful of our quiet hours, which are Sunday through Thursday from 10 PM to 6 AM, and Friday/Saturday from 12 AM to 8 AM. These hours help ensure a peaceful living environment for all residents. We appreciate your cooperation in maintaining a comfortable atmosphere for everyone.

LEASE TERMS

Our lease terms at Orchard Corners are designed to provide clarity and flexibility for our residents. Below, you’ll find all the important details regarding the length of the lease, payment schedules, and other essential information to help make your living experience as smooth as possible. Please review the outlined lease terms to ensure everything meets your needs.

Length: We offer 5 month, 10 month, and 12 month except at studios we only offer 12 mo
Application Fee: $35 for applicant, $15 for guarantor
Security Deposit: $150, studios are $300
Guarantor: If they don’t qualify on their own
Insurance: Yes, required
Utilities: We bill back utilities in one lump sum, with costs varying based on apartment size.

4×2 Units: Utilities: $50–$75 per person

3×2 Units: Utilities: $75–$100 per person

2×2 Units: Utilities: $100–$125 per person

Included in Utilities: Water, sewer, trash, gas, and electric

Internet: $20 per person per month

Studios:

  • Flat rate of $75 for water, sewer, and trash (not sub metered)
  • Electricity: $50–$100 per month (billed based on usage)
  • Internet: $30 per person per month

What is the decorating policy?

Any changes made to the walls, such as hanging pictures or applying decals, must be repaired before move-out. We ask that you maintain the apartment’s original condition to ensure a smooth transition when you leave.

What do I need to bring to my new apartment?

You’ll want to bring all the personal belongings you’ll need for a comfortable semester or year, including linens, dishes, decor, and anything else that will make your space feel like home.

Can residents add a roommate later?

Yes, pending availability, residents are welcome to add a roommate later in the lease term. Be sure to check with our leasing office for specific guidelines and availability.
