When can residents move in?

Most move-ins take place in August.  Please call the Leasing Office at (785) 749-4226 if you have a different move-in date.

When can residents start receiving mail and packages?

As soon as they have signed a lease and are living on the property.

What are the requirements to be able to live at The Orchard Corners?

General guidelines require either a Guarantor or proof that you make three times the total monthly rent. We also consider I-20’s as income proof. Please contact the Leasing Office at (785) 749-4226 for additional details. We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18. Screening requirements also require a credit score of 600+ to qualify on one’s own. No felony charges or evictions on record

Are the apartments furnished?

All units are automatically furnished!

Are utilities included? What are the costs?

We do not include ANY utilities!

How are roommates picked and when do students get these results?

You are able to lease with your roommates if you prefer. If you would like to just lease a bedroom, we would have you fill out our Roommate Matching Survey and match you with roommates!

Can friends room together? How?

Absolutely! Just let us know upon reserving your room who you’d like to room with, and we’ll make it happen!

Are there laundry facilities?

Yes!! We have an on-site laundry center.

Can residents have overnight guests?

We do not have permits for overnight guests or have permits for guest’s cars either. We do offer reserved parking spots for $20/mo but that is optional

Can students bring a car and is parking available?

We have a ton of on-site parking available. It is first-come-first-serve and we do require parking permits. The parking permits are $10 per month! There is a limit of 1 per leaseholder.  We offer reserved parking spots for $20/mo but that is optional.

Are pets allowed in the apartments?

How do I pay rent?

You can make payments with personal checks, money orders, or by debit or credit card! These payments can be paid in the office, over the phone, or online!

Can students cancel their contracts during the academic year?

We do have a lease termination option. It is 3x the monthly rent and must be paid by the end of the month you move out.

When will I know where I will be living?

We notify people of their specific apartment typically at the end of June/beginning of July.

Do I need rental insurance for my personal belongings?

We do not require personal property coverage for insurance. They are required to sign up for the Redstone damage waiver program for $11 or can provide alternative rental insurance at move-in.

When will I know if I am assigned an apartment?

Your leasing agent will contact you once you are assigned to an apartment!

Can I see an apartment prior to moving in?

Absolutely! Just contact the leasing office to get a tour scheduled!

When is rent due?

Rent is due on 1st and they have a grace period to pay by 5pm on the 3rd to avoid late fees.

What is the deposit amount?

We have a $75 refundable security deposit.

Who should I contact if I have a maintenance problem?

During office hours you are welcome to stop by the office or call in to place a service request. In the case of an emergency after hours, call our normal office phone number and you will be directed to the right person.
